We were engaged in the Pelican Rest Condominium project by a private developer to provide a constructability review of the current plan and a construction cost estimate for the entire condo complex.
The complex is to be built about five feet from the coastal bulkhead, so we recommended auger-cast piles with pile caps for ease of construction (and to keep cost down). As we continued discussions with the client, we presented the idea of pre-cast concrete panels for the exterior walls in order to eliminate the labor required for forming each wall section. These value engineering options will allow the developer to finish each condo out with higher-end finishes.
Our cost estimate for this project reflected a complete turn-key product. Our estimating efforts for included all associated trades: plumbing, electrical, HVAC, millwork, cabinetry, appliances, flooring, etc., and we identified potential cost saving practices for each discipline. The plan showed all iron soil pipe for the plumbing system, and we recommended using standard PVC for the plumbing, which resulted in a savings of 34% on the plumbing alone. Again, all of the cost savings received during our review were utilized for upscale finishes.
The developer took our recommendations into consideration and has decided to take the project back into design to incorporate our changes. Once the next design set of plans come out, we will provide an updated cost estimate and continue through the process until the developer is happy with the investment and moves toward construction. We intend to stay engaged with the project until construction is complete so we can compare our construction cost to the actual construction cost and ensure that we keep up with current market details for pricing and labor costs. We build a working relationship and see the project through until our clients tell us they are satisfied with our involvement.
